Property Manager - Historic Commercial Office Complex

Location: Onsite in Baltimore City

Work Arrangement: In-Person Only (Not Remote)

Compensation: $85,000+ annually, depending on experience

Position Type: Full-Time

This position supports a large commercial office complex located in the South Baltimore area. The building features a blend of modern office environments and repurposed architectural elements, offering tenants a functional and contemporary workspace.

The property is overseen by a well-established Baltimore-based real estate firm known for managing high-quality commercial assets and maintaining strong tenant relationships.


Position Overview

The Property Manager will oversee daily building operations, tenant relations, maintenance coordination, and vendor management for this large, historic office complex. This is a fully onsite, in-person position and serves as the primary operational representative at the property.

Ideal candidates bring strong communication skills, commercial property management experience, and the ability to manage a large, active building environment.


Key Responsibilities

Property & Facility Operations

  • Oversee daily building operations, maintenance activities, and service delivery.
  • Conduct regular inspections of interior spaces, exterior grounds, and mechanical areas to ensure safety and cleanliness.
  • Coordinate preventive maintenance and manage repairs in partnership with engineering and maintenance teams.
  • Maintain working knowledge of building systems such as HVAC, electrical, plumbing, and life-safety systems.
  • Ensure compliance with all building codes, safety requirements, and environmental standards.

Tenant Relations

  • Serve as the primary onsite contact for all tenant interactions and service needs.
  • Address tenant questions and concerns promptly and professionally.
  • Support tenant move-ins, move-outs, and suite turnover preparation.

Vendor & Contract Management

  • Manage contracted vendors including security, janitorial, landscaping, and specialty service providers.
  • Coordinate vendor schedules and building access.
  • Review service delivery and approve vendor invoices.

Financial & Administrative Support

  • Assist with the preparation and monitoring of annual operating budgets.
  • Track expenses, utilities, and operational costs.
  • Maintain organized records including contracts, logs, maintenance documentation, and compliance files.
  • Support capital project planning and track progress of building improvements.

Leasing Support

  • Conduct onsite tours for prospective tenants when requested.
  • Coordinate access for the leasing team and ensure suites are prepared for showing.
  • Assist with tenant fit-outs, space planning coordination, and build-out support.

Qualifications

  • Bachelor's degree preferred; equivalent experience considered.
  • 3-5+ years of commercial property management experience required.
  • Strong understanding of commercial building systems and vendor oversight.
  • Excellent communication, customer service, and interpersonal skills.
  • Ability to multitask and manage diverse priorities in a busy building environment.
  • Proficiency with property management software and Microsoft Office Suite.
  • Must be able to work onsite daily (no hybrid or remote options).

Compensation & Work Environment

  • Salary: $85,000+, depending on experience.
